Viewing to many properties at once can be overwhelming. We have found many people are most satisfied with search results when they first search for precisely what they would like to find in a home and expand from there if they don't find enough options. So, we suggest starting with a narrow search and expanding only if necessary.
Here are some helpful hints to help you narrow your search down to a list of good properties.
First:
start by narrowing the "property type" down to specifically what you require. If you are looking for a house or a condo, click on "Residential" from the list. You will notice the number of listings on the right decreases.
Second:
enter a price range to search. Start by entering a price range of $15,000 above and below your desired price range. If you are searching for properties over $300,000 try expanding to $30,000 above and below your desired price range. (remember, you can always expand later).
Third:
Select a Zip Code and/or a City. Try holding down the "ctrl" button on your keyboard to select multiple cities or zip codes. You can also click on "Find via Map Areas" to see a map of what areas are assigned what Zip Codes.
Fourth:
Choose 1 or more Book Sections to search. The "Book Section" further limits the type of property you are searching for. For Example, if you do not want to see condos, select the "Sgl Family < 1 Acre". This will limit your search to only single family properties with less than 1 Acre of land.
Fifth:
Determine the size of home you require including the number of bedrooms and baths. Try entering the minimum number but leaving the maximum number at 9999.
Sixth:
Enter the size of lot you require. If you would like at least 1/4 of an acre, enter .25 (period and 25) in the lower box.
This should give you a good list of homes to start with. If you do not find what you are looking for, try expanding your requirements to include more homes. Start your expanded search by determining which criteria are most important to you. For example, if you require at least 4 bedrooms but you are willing to take less land, then start by decreasing the size of land required for the search.
Once you have a list, click on the "Details" tab at the top of the search box to see additional information about the homes on your list. Choose the "Photos" tab to see the photos available for each property.
