When you do get an offer...what's next?

For many Home Sellers, the stress begins when you first receive an offer. What if the offer is lower than you were expecting? What if the buyers are asking for other consideration? These and many other questions may arise once the negotiation heats up. Tammy and Brian are here to bring our experience and expertise to the table to work toward a successful transaction.

Let's take a look at the negotiation process and what you could expect to see along the way.

1.  Negotiations begin with your pricing and marketing strategy:  Even before you receive the first offer, your pricing and marketing strategy set the tone for negotiations.  An educated buyer will know if your house is priced above other comparable homes or if you have priced your home agressively.  In today's market, many buyers are only willing to seriously consider well priced homes.  Pricing your home near or slightly below market value allows you to take a stronger position when you do get an offer.

2.  Understand your style of handling negotiations before the process begins:  Knowing how you typically respond to negotiations can better prepare you to affectively manage your responses once the heat is on.  Keeping the emotions in check during negotiations can certainly lead to a more positive result for yourself.

There are two ways to look at a "win" in a real estate transaction...

-  Getting what you want and need out of the transaction

-  Beating the "other guy" in the transaction.

We have seen examples where "beating the other guy" did not produce the best result for the "winner".  Keep your eye on the ball which is more about your goals and objectives than it is about beating the other guy.

3.  Know the market.  Market knowledge is paramount in a successful negotiation.
